To help individuals and families better understand their housing options, we've provided brief descriptions of common housing types listed in our resource documents. These explanations clarify key terms and distinctions, making it easier to identify which options may best fit your needs and income level.

Income-Restricted Housing

  • Reserved for individuals or families earning below a set percentage of the Area Median Income (AMI)
  • Rent it limited to ensure affordability based on income eligibility

Low-Income or Affordable Housing

  • A general category of housing priced below market rate
  • Intended for individuals and families with limited income
  • May or may not include rental assistance; availability varies.

Low-Income Housing Tax Credit - LIHTC

  • Funded through the Low-Income Housing Tax Credit program.
  • Offers affordable rents to qualifying household based on AMI
  • Typically does not include a rental subsidy like Section 8

Subsidized Housing - Including Friendly to Section 8

  • Rent is based on a percentage of the tenant's income, usually around 30%.
  • Includes project-based assistance (tied to a specific unit) and tenant-based vouchers (used in the private market).
  • Designed to make market-rate housing more accessible to low-income households.
